For all those living in in a strata building where modification to the exterior (to the share space) is not allowed, a peephole camera would make a world of difference. This will also enable the first company able to come up with a one-size-fit-all peephole / doorviewer solution to be the first to capture the high-density market that is untapped by anyone right now.

Here are a few criteria you can consider looking into, if you are considering a peephole camera

  1. Optics to allow integration into existing peephole from behind the door.
  2. Manual adjustment of exposure / iris / focus of the lens

I believe it’s best not to deal with additional optics, and just have a modular lens approach.

  1. Lens to look like existing peephole - need to have a few options so it match existing peephole to avoid strata issues
  2. Lens module to be screwed / locked back into the rest of the camera.

I have some ideas as I’ve already dissembled my 1080p camera and stuck that into the peephole. I would be happy to discuss them with you.

The high density market is very lucrative since when you have a peephole camera, everyone will want one.

Ring already have a peephole door camera. I have previously tested that and they work very well.

Unfortunately these are not for apartments that’s part of a strata. These are considered modification and requires approval.

Interesting feedback @accountname0 I had no idea that for apartments this would be considered a modification which required approval. They can have a little bit more stringent rules no what can and can’t be done.

I can comment on most strata in BC. If you even change your curtain color, where from the street it looks different, it is considered “modification” and the strata can force you to revert the changes.

Changing door lock / peephole is definitely a modification. It’s a lengthy process to seek strata approval so most people are hesitant to even try.

I’ve known 1 out of 250 units in my building to have successfully upgraded his door lock to a smart one, and the justification was a recent break-in.

@accountname0 sad you need the break in to happen first before you can justify the smart doorbell. If one got it, then shouldn’t all have the opportunity?

Most strata in BC, Canada requires each modification to be submitted to the council for approval before it can proceed. I am sure it’s the same with other strata corporations in Canada and the US.
